Fund handling

Escrow funds are placed in segregated escrow accounts for the exchanger’s benefit and are never commingled. Funds are not invested; they sit in a separate money-market account at an FDIC-insured institution. The exchanger’s second signature can be added for additional security.

Who it is for

Forward, reverse, and improvement exchanges. The firm says it has handled exchanges from under $100,000 to over $10 million, nationwide. Parent Equity Trust is a self-directed IRA custodian — a different product line from the QI.

Verdict

A mid-size QI sitting next to a self-directed IRA shop, not a title underwriter. The published custody practice is clean: segregated, not invested, optional second signature. Unpublished bond limits are a gap. Two CES® on staff (Samantha Tennant named on an Equity Trust press release) is better than ‘CES somewhere in the building,’ still ask who runs your file. Do not confuse IRA custody at Equity Trust with 1031 escrow at Equity 1031 Exchange.

The CES press release states Samantha Tennant earned CES® and that the firm then had two CES® designees. The second name is not published on that release and is omitted.
